What renovations are being made to the World Financial Center?
Brookfield Office Properties is investing approximately $250 million to renovate the public areas of The World Financial Center to provide the highest-quality amenities to its tenants, visitors and area residents. Changes will include the creation of an improved and expanded retail and fashion corridor, a dining terrace overlooking the Hudson River, and a new gourmet food marketplace. In addition, the east entrance to the Winter Garden is being redesigned to allow for safer and more efficient access to the underground pedestrian tunnel being built to connect the World Financial Center with the future World Trade Center Transportation Hub and Fulton Street Transit Center.

When will the actual construction start? How long will it take?
Construction is set to commence in October 2011 and is estimated to be completed in 2013. The renovation will be done in phases, and every effort will be made to minimize the impact on and inconvenience to building tenants and the public. Continual updates will be disseminated to tenants as the project progresses.

How will the construction affect office tenants as well as retailers and restaurants?
Facets of the construction process will generate noise and require that certain entrances, hallways and escalators/elevators be shut down temporarily; however, employees and guests of tenant companies will continue to have access to their offices and related facilities throughout the renovation process. During the renovation, all operational restaurants and shops will maintain their regular business hours. While the retail concourse is being renovated, some stores may be temporarily relocated within the World Financial Center as their new premises are under construction.

Will access to the complex, elevator/escalator service be affected by the construction? What about the pedestrian bridge that crosses above West Street?
Tenants and visitors will be able to access all World Financial Center buildings during the entire renovation process; however, at times certain entrances, hallways and escalators/elevators may be closed temporarily. Brookfield will work to minimize disruptions and will maintain the highest levels of public safety throughout the construction phase. Hoarding and fencing will surround all affected areas. The bridge above West Street will remain in use until the new, underground pedestrian tunnel has opened.

Is this a green project? Will there be sustainable features?
A fundamental principle behind every Brookfield endeavor is a commitment to sustainability and setting a new standard for eco-efficiency. In fact, Sustainability Roundtable Inc. named Brookfield Office Properties Outstanding Landlord of the Year for 2010 and One World Financial Center was recently certified LEED Gold. The World Financial Center renovation will include, among other features, energy conservation measures, infrastructure upgrades, elevator modernization and new high-efficiency HVAC systems.

Will the Arts & Events program continue at the World Financial Center?
Yes, Brookfield will continue to offer its free award-winning public Arts & Events program at the World Financial Center. The program will not be discontinued or diminished in any way as a result of the renovation.
